A Quick and Cost-Efficient Option for Home Building

Modular home construction has gained recognition as a strong option compared to traditional site-built homes, according to Gary Casazza of Gary Allen Industries in Red Bank. "With all the recent devastation of our area, I wanted to share information about this cost-efficient and structurally superior option for those needing to build."

Consumers should realize that "modular" is a method of construction that does not place design limits but offers the advantages of building under a roof in dry conditions with efficient allocation of experienced labor while adhering to effective "green" building practices. Ask any carpenter what two items are most important to building a quality house, and they will tell you good weather and good lumber and modular construction provide both inherently. With over 25 years of building modular homes, Gary Allen Industries can provide our communities with the homes of their dreams.

"Modular home building is a great opportunity to have a house that is made to factory standards yet customized by the buyer," he said. "Once a modular home is completed on your site, it is virtually impossible to distinguish it from a traditional site-built home.

Today's reality is that true modular construction is both technically advanced and high quality."

Modular homes can now be custom-built specific to the architect's plans in the same manner as a site-built house. With a modular home, there is the ease and cost-benefit in choosing one of the hundreds of standard models offered by manufacturers today, or you have the option of building a custom modular home, wherein any design is possible when you use a modular home builder.

"The time, quality, and cost savings in modular home construction are qualities that modular home clients have found beneficial," he said.

Modular homes generally contain 30 percent more lumber than traditional housing and must be built strong enough to undergo transportation from the factory to the site. Once delivered to the site, the modular home is lifted by crane onto the foundation.

Because the modular sections must be built strong enough to undergo transportation to the site, the increased strength translates into a better-constructed home for the customer.

Modular homes enjoy a high rating of efficiency from utility companies because air infiltration is almost eliminated. Two-story models have separate floor and ceiling assemblies for quieter, more comfortable buildings.

Buying a modular home is similar to any other product, and choosing the right factory is critical. Not all factories produce a quality product, and all modular companies are not equal.

Modular homes are built in two to three weeks in a factory, as opposed to six months or a year for traditional site-built houses, then Gary Allen Industries completes the home at the site. This can be very helpful for families who want to build and settle into a new home quickly, which would be extremely beneficial to those who lost their homes. In addition to cutting down the time needed for construction, a modular home virtually eliminates the chance that element exposure can damage a house during construction on site.

Since modular homes are built in the factory, weather conditions do not affect the building process or the materials. Homes are constructed throughout the year in a controlled environment and utilize kiln-dried lumber. Modular home construction, including the installation of hardwood or ceramic tile floors, roofing, and wall sheathing, is performed under the protection of the modular factory, and materials and wood are never subject to warping or damage that can be caused by inclement weather, unlike any site-built home framed in the winter months.

In addition to the time savings, according to Casazza, "the quality of construction materials is usually better than the traditional site-built homes.

The fact that modular homes are built in a factory makes them energy efficient, strong, and secure."

Many modular home manufacturers use strong and efficient building methods. For example, drywall and sheathing are glue-foamed to framing, creating a structural diaphragm that adds to the strength of the home. Bearing walls are built with a double- or triple-header for exceptional durability and rigidity. Modular homes are built with 2x6 studs, ceiling joists, and roof rafters compared to the 2x4 in a traditional site-built home.

"Modular home manufacturers also include many standard features in their homes that would be an additional cost in a traditional site-built home," added Casazza. "Building the home under controlled conditions at the factory results in lower construction costs for the manufacturer, which are passed on to the homeowner.
